The Formula Behind the Calculation
Sheets needed = ceiling(project area ÷ sheet area × (1 + waste factor)). A standard 4×8 sheet covers 32 square feet. For a 20×12 ft subfloor (240 sq ft) with 10% waste: 240 ÷ 32 × 1.10 = 8.25 — round up to 9 sheets. Always round up; plywood is sold by the full sheet.

How Much Waste Factor to Add
Waste accounts for kerf (material lost to the saw blade), edge offcuts that can’t be reused, and the occasional bad panel. The right percentage depends on the job:
- 10% — rectangular subfloors, wall sheathing with standard stud spacing, simple shed floors. Sheets align cleanly with minimal cutting.
- 15% — roof sheathing with angled eave and ridge cuts, L-shaped rooms, any layout with diagonal seams.
- 20%+ — complex cabinet work, diagonal flooring patterns, projects with many cutouts for pipes or posts.
Even for straightforward rectangular floors, never go below 10% — edge sheets almost always require trimming, and you will have unusable offcuts.
Plywood Thickness by Application
Sheet count is only half the decision. Using the wrong thickness is a structural problem, not just a preference. Here’s what’s standard for each application:

Plywood vs. OSB: Which Should You Buy?
For most residential sheathing and subfloor applications, both plywood and OSB are code-approved and structurally comparable. The decision comes down to moisture exposure and budget:
- Plywood handles repeated wet-dry cycles better. If roof sheathing will sit exposed during a long construction phase, or if your region has high humidity, CDX plywood is the safer choice. Edge swell — the main failure mode — is less severe than with OSB and mostly reverses when the panel dries.
- OSB runs 15–25% cheaper per sheet and performs comparably when kept dry. It’s standard in production home construction for wall and roof sheathing. The weak point is cut edges: once the protective surface is broken, OSB absorbs moisture aggressively. Cover it quickly.
For subfloors under hardwood or tile, most experienced installers still prefer 3/4″ CDX tongue-and-groove. OSB edge swell during construction can create ridges that telegraph through finished flooring — a problem that’s expensive to fix after the fact.
Plywood Grades at a Glance
Plywood grades describe the quality of the face and back veneers, rated A through D. The first letter is the face (visible) side; the second is the back.
- CDX — C face, D back, exterior glue. The construction workhorse: subfloor, roof decking, wall sheathing. Not meant for finished appearance.
- BCX / ACX — Sanded face, exterior glue. Used where one or both sides may be visible: shed interiors, painted applications.
- Baltic birch — Multiple thin plies, minimal voids. Cabinetry, furniture, drawer boxes. More expensive, much better edge quality.
- Marine grade — No voids in any ply, waterproof adhesive. Boat construction, outdoor structures with constant moisture exposure. $100–$180 per sheet.

A 12×12 foot room is 144 square feet. Dividing by 32 (the coverage of a standard 4×8 sheet) gives 4.5 sheets — round up to 5 sheets. Adding a 10% waste factor brings the adjusted area to 158 square feet, which rounds up to 5 sheets as well. For most simple rectangular rooms, 5 sheets is the correct order for a 12×12 subfloor.

The standard thickness for residential subfloor is ¾ inch (often sold as 23/32 inch) over joists spaced 16 inches on center. This is required by most residential building codes and provides the stiffness needed to prevent floor bounce under furniture and foot traffic. For joists at 24 inches on center, ¾ inch remains the minimum; some builders use 1-inch panels for added stiffness at this wider spacing.

CDX describes the grade and glue type: C-grade face (knots allowed), D-grade back (more knots and defects), and X-rated exterior glue that resists moisture. CDX is a structural panel intended for subfloor, wall sheathing, and roof decking — hidden applications where appearance doesn't matter. For visible surfaces that will be painted or stained, A-C, A-A, or Baltic birch plywood are more appropriate choices.
